Contract. The completion and return of the booking form and deposit, and subsequent written confirmation from the owner, constitutes a formal contract for the letting of the property between the owner Roger Street and the person (or persons) making the booking, on the terms set out below.

Payments. A deposit of £100 is payable to the owner at the time of the booking. This is to cover (or go towards) any loss or damage by the guests to the property or its contents, or other loss due to a breach of these terms. It will be refunded as soon as the owner has had an opportunity to check the property after the end of the holiday, less any deduction for breakages or otherwise. The owner reserves the right to claim any damage or loss in excess of the deposit.

The property rental is payable to the owner not less than six weeks prior to the date of commencement of the holiday. Post-dated cheques are not accepted. Once a booking has been made it cannot be cancelled, and it is strongly recommended that guests should arrange their own holiday cancellation insurance to cover this eventuality. The owner will give sympathetic consideration to the alteration of a booking to a different date (subject to availability), but is under no obligation to agree to this.

Keys. A set of keys will be sent to guests shortly before the start of the holiday. At this time information will be given as to the return of the keys to the owner after the holiday. No deposit refund can be made until the keys are returned.

Services provided. Electricity, gas and water services are included in the price. The telephone is set to receive incoming calls only (except 999).

Linen. Duvets, duvet covers and all bed linen are provided. Hand/bath towels are also included. However guests are asked to bring their own beach towels. Tea towels are supplied.

Number of guests. The maximum number of people who can be accommodated is eight. This number must not be exceeded, except by special arrangement.

Arrival and departure. The property is let from Saturday to Saturday. Occupation on arrival is from 3pm and vacation by 10am on the day of departure. Earlier arrival or later departure is likely to cause a problem with regard t the changeover, for which up to five hours is required.

Problems. In the unlikely event of a problem, please do not hesitate to contact Roger Street or Trish Wedgwood (see Contact Us page), who will do their best to remedy the situation. If the matter is urgent, the owner’s local representative Peter Compton (a builder) can be contacted by phone on 01983 753024 and should be able to provide practical help.

Prohibitions. Guests are requested not to smoke at Hobby-Horse Cottage. Pets are not normally permitted (except in special circumstances by prior arrangement, when an additional charge will be made).
